A public meeting will be held next week to gather input on plans for a townhouse development on Victoria Road, beside St. John Catholic School near Grange Road.
If approved, the proposal would see 24 three-storey stacked townhouse units built on a long, narrow residential lot at 77 Victoria Rd. N. The property is currently home to a house set back from the road with a long driveway and several small auxiliary buildings.
A total of 28 parking spaces are planned, including five for visitors.
The property owner, 2601265 Ontario Inc., is requesting three zoning bylaw amendments for the project: a reduction in the minimum lot area per unit from 150 square metres to 130 square metres; density of 77 units per hectare from 60 units per hectare; and to allow visitor parking three metres from the street rather than six metres.
The 0.312-hectare property is currently zoned for institutional uses.
A site specific official plan amendment is also requested, allowing for 77 units per hectare, up from 35.
Through submitted correspondence, several residents of the area have raised concerns about the proposed height of buildings as well as impacts on traffic, privacy, noise and more.
The public meeting will be held Monday during a virtual planning meeting of city council starting at 6:30 p.m.
Anyone wishing to delegate at that meeting can register at guelph.ca/delegations or by contacting the city clerk’s office at 519-837-5603 or email [email protected] no later than Friday at 10 a.m.
