Puslinch has highest residential property values in Wellington County

The county report, which does not include the City of Guelph, shows Minto having the lowest residential property value

WELLINGTON COUNTY — In three of four property value categories, Minto has the lowest average property values in the county and Puslinch has the highest.

At the county level, the average single family detached dwelling is $448,488. It is lowest in Minto at $248,679 and highest in Puslinch at $700,495.

The data was contained in the County of Wellington's 2023 Average Property Assessment Values report to the administration, finance and human resources committee this week.

The list does not include the City of Guelph.

An average commercial property value at the county level is $522,340. It is lowest in Minto at $324,646 and highest in Puslinch at $1,277,568.

The average industrial property value in the county is $844,798. The lowest average is in Minto at $502,050 and the highest is in $2,156,418 in Puslinch.

Determining property values for agricultural lands is challenging. For this the farm house is calculated separately from the farm land. Then those two numbers are added together resulting in the farm value figure.

In the county, the average farm value is $1,201,900. The average is highest in Mapleton at $1,700,700.

Currently there is not a property tax impact to be shown as 2023 assessments are the same as 2022 because the base year of valuation is still 2016.

The individual property reassessments continue to be pushed back so the current individual values are based on 2022 year end amounts.
