An application has been made with the city that would see a four-storey apartment building and a duplex built on a lot just south of Downtown Guelph.
The proposal, being made by M. Flaman Productions Ltd., calls for the development to be built at 76 Wyndham St. S., which currently encompasses a commercial lot and detached home on the southeast corner of Wyndham Street and Howitt Street, just south of Wellington Street.
The four-storey apartment building would consist of nine apartments.
The application and the mandatory public meeting will be on the agenda for the Jan. 27 planning meeting of city council.
The urban design brief calls the development both apartments and condos.
The lot would be severed to make two separate addresses, with the duplex being constructed first, then the apartment complex.
The existing home and commercial building would be demolished.
"The redevelopment of 76 Wyndham Street represents an opportunity to revitalize and intensify at a location ideally situated between the Downtown Area, Guelph Central Station, existing and future park lands, and the University of Guelph," says the urban design brief submitted with the city in applying for a necessary zoning by-law amendment and Official Plan amendment.
The Official Plan amendment is to increase the density on the subject property and the zoning by-law amendment is to change the zoning from the current specialized single detached residential zone to a specialized residential infill apartment zone.
