Movie theatre no more? Pergola Commons could get four residential towers

First Capital floats idea of building four, 10 to 14-storey buildings and a new park at Pergola Commons

A south end shopping area may see a major overhaul, including the creation of four 10-plus-storey apartment buildings, as the owners of Pergola Commons look to firm up future redevelopment plans.

The plan, as it sits now, is to build four mix-used buildings that are 10 to 14 storeys in height, a new park and “significant public realm improvements” on the northeast corner of the plaza located on the southeast corner of the Gordon Street/Clair Road intersection.

At this point, no applications have been filed with the city for consideration, but the property owner is set to host a public open house about the idea on Tuesday.

In response to requests for an interview made to First Capital and community engagement firm Bousfields they have retained, which is set to run the open house, GuelphToday received this statement from Bousfields: "Community engagement is a critical part of the planning process, and we are keen to share information with our surrounding neighbours next week about approach, opportunities of the property, and what the process will look like. Following the open house, I think First Capital will be happy to answer follow up questions that you have."

As explained in a promotion for the open house, First Capital is looking to redevelop the northeast portion of the site which currently includes a Galaxy Cinemas movie theatre, a Beer Store location, a restaurant and other businesses but consists mostly of parking spaces.

Currently the property is zoned for a community shopping centre, but a revised city-wide zoning bylaw that’s under appeal would see it redesignated for mixed use, which would allow for some residential uses as well.

A public open house is set for Tuesday, from 3:30 to 7:30 p.m. at the Puslinch Community Centre (23 Brock Rd. S.), meant to hear from the public ahead of filing formal development applications with the city.
