Builder returns with planned three-storey, 30-unit north end project

Terra View Custom Homes is requesting permission to build a three-storey, 30-unit apartment at 5 Nicholas Way.

A local developer is once again seeking permission to build a three-storey, 30-unit residential project in the north end, with a few adjustments to the plan.

Previous applications from Terra View Homes for 5 Nicholas Way were withdrawn, and deferred after being revised. The city’s committee of adjustment is set to consider a series of zoning bylaw amendments for the proposed project next month.

In order for the project to go ahead as proposed, the builder has requested permission for decreased setbacks (from three metres to between 1.1 and 1.7 metres), fewer parking spaces (to 40 from 43), an increased angular plane (to 48.24 degrees from 40 degrees) and a maximum height of four storeys, up from three.

Currently vacant, the property at 5 Nicolas Way can be found near the intersection of Brant Street and Eramosa Road.

The previous proposal was largely the same as it is now, but with smaller setbacks than what’s now planned, as well as a request for reduced landscaped open space. The latter change is no longer being requested.

The committee is set to consider those requests during its Jan. 16 meeting, which begins at 4 p.m. at city hall. People are welcome to attend in person or watch the meeting online at guelph.ca/live.

In its application to the committee, Terra View lists the date of construction as April 1 and notes it bought the site in 2006.

The initial application included a construction start date of June, 2024.
