Two-storey downtown building to see four-storey addition

Request for parking space exemption goes to Committee of Adjustment on May 12

A two-storey building straddling Carden and Macdonell streets in Downtown Guelph may soon see four storeys added, with apartment units built above renovated commercial space.

That’s the project planned by owner Skyline Commercial Real Estate Investment at 26 to 40 Carden St. and 27 to 39 Macdonell St. – the red brick building across from City Hall, east of Wilson Street.

First though, Skyline has applied to the city’s Committee of Adjustment (CofA) for permission not to include resident or visitor parking spaces in the plan.

A response to questions sent to Skyline about the project wasn’t received by the time this article was published.

“Downtown apartments historically accommodate significant proportions of tenants who do not own cars or require parking,” states the CofA application. “The subject development is designed to take advantage of its downtown location and accommodate tenants who do not own cars or require parking.”

Without CofA approval, the planned project would be required to have 24 parking spaces for residents and two for visitors. There are currently no parking spaces attributed to the building.

The project, which is in line with existing official plan designation and zoning, is outlined in a submission to the CofA. It would see the ground floor commercial space renovated and four storeys added to the building. The top five levels would be home to 34 apartment units.

The CofA hearing is set for 4 p.m. on May 12 inside council chambers at City Hall. The meeting will also be streamed live at guelph.ca/live.
