Three-storey building needs committee of adjustment approval

UPDATE: The committee of adjustment unanimously approved the application. There were no delegates.

A proposal for a stacked townhouse development on Cork Street West will make its fourth appearance before the city's Committee of Adjustment Thursday.

A developer is seeking some minor adjustments that would clear the way for a 10-unit stacked townhouse development at 11 Cork St. W. (previously 11 and 9 Cork St.) just west of downtown.

The application by Church Hill Residences Inc. is seeking permission to have a multiple attached dwelling as a permitted use as well as setback relief for nine proposed parking spots.

City staff is recommending the application be approved by the city's committee of adjustment at its meeting on Thursday.

The building would be three stories above grade, with a basement, with an anticipated 36 total residents.

The proposed building is 1,063 square metres (3,500 square feet) and has a height of 12.61 metres (41.4 feet). Their is currently a small bungalow on the lot, which used to have two houses.

Earlier plans that called for a four-storey building came under fire because of sightline issues it created with Basilica of Our Lady, which is just southwest of the location.

"This is a small underutilized site in Guelph's downtown. The setback requirements for parking cannot be met and make good use of the site so a fence is proposed to act as a buffer to parking. The process to develop a 10-unit multiple attached dwelling began before the approval of the Comprehensive Zoning By-law (currently under appeal) and is a desirable use for the site," states the application to the Committee of Adjustment.
