A new self-storage facility is under construction in the city, set to open next year in The Ward.
The frame for a three-storey building has gone up at 110 Stevenson St. S., south of Elizabeth Street.
“I feel like Guelph is underserved from a self-storage point of view,” said owner Greg Irons, explaining it will be operated under the ‘Apple Self Storage’ moniker when it opens in April.
The city’s committee of adjustment added storage as a permitted use for the industrially zoned site in 2021.
“Storage kind of fits quite well between the residential market and industrial and commercial,” said Irons, who notes the site was contaminated.
“We did remediate it. We removed everything. We've tracked it away,” he continued. “We've brought in new soil, so it's not contaminated anymore.”
Irons believes the area is not only underserviced, but with a university in town and development growth on the east end, he feels the Stevenson Street site is well suited for storage.
More than 70 per cent of self storage customers are small business operators, he added.
A previous property owner, and Guelph businessman, planned to build a 220-unit seniors residence on the property, but that fell through.
