Land tribunal approves infill project turning one home into 12

The Ontario Land Tribunal has approved a redevelopment agreement for 20 Orchard Cres.

A single-home property in the city can be replaced with two semi-detached homes, each with accessory units, for a total of 12 dwellings, a planning appeal body has ruled.

The Ontario Land Tribunal (OLT) approved a settlement agreement earlier this month between the builder and a neighbourhood group redevelopment of 10 Orchard Cres., located near the intersection of Victoria and Eramosa roads.

As a result of the agreement, the property will be divided into four. Each of the semi-detached units is permitted to have up to two accessory units, potentially making for 12 collectively.

The appeal followed rejection of the plan by the city’s committee of adjustment in June.

At the time, city staff recommended committee approval, with conditions. As such, the City of Guelph declined to participate in the appeal.

Before building can begin, the OLT stated several conditions must be met, including the submission of numerous plans and studies to city officials. Among them are stormwater management and tree preservation plans.
