A developer is proposing a 64-unit stacked townhouse development on a former church site on Guelph's east side.
An Official Plan amendment and zoning bylaw amendment application has been made for 520 Speedvale Ave. E., the former home of St. David and St. Patrick Anglican Church that closed its doors in 2015.
The former church, located just east of Victoria Road, has been vacant since and plans are to demolish the building to make way for the development.
The proposed development for the two-acre site consists of four blocks totalling 64 back-to-back stacked townhouses. A total of 84 parking spaces are also planned.
The applicant is 2601265 Ontario Inc., a company connected to Marann Homes that has built similar developments in Guelph, including the West Point development on Fife Road and another on Gordon Street near Clairfields Road.
A three-metre wide landscape buffer strip and/or a fence is proposed to be provided abutting existing residential homes and 68 of the lot's current 96 trees wouldbe removed.
Entrance to the property would remain the current entrance off Speedvale Avenue.
The Official Plan amendment and zoning bylaw amendment proposes to change the land use designation from low-density residential to medium-density residential and the zoning from institutional – educational, spiritual and other to a specialized cluster townhouse zone with site specific provisions.
The developer is seeking amendments that would allow the site's density to allow 80 units per hectare. The current density allows 35 units per hectare.
A public meeting on the proposal will be held at an as-yet undetermined planning meeting of Guelph City Council.
