Developer seeks approval for Baker Street towers, townhouses

Open house planned for next step in Baker Street redevelopment project

The next step in the planned private part of the Baker Street redevelopment project is slated to happen next month.

A public meeting is set for Oct. 17 to gather community feedback on plans for two 15-storey mixed-use buildings, along with potential for stacked townhouses on the former Baker Street parking lot and neighbouring properties.

The official addresses are 55 Baker St., along with 152 and 160 Wyndham St. N.

A total of 174 residential units – 129 one-bedroom units and 45 two-bedroom units – is proposed for the southern-most tower, with ground floor commercial units.

The northern-most tower is to include 179 residential units – 110 single-bedroom units, 68 two-bedroom units and one three-bedroom unit, with live/work units on the ground floor.

“The site is an ideal location for intensification of the land to a more compact residential development that will provide housing options for current and future residents of the city,” states a planning justification report posted on the city’s website. 

Currently, the City of Guelph owns the properties, but there is an “executed purchase and sale agreement” in place with Windmill Developments Inc. regarding areas to be privately owned, explains a cover letter on the file.

A new main library is also part of the redevelopment plan, along the southern boundary of the site, but that’s not part of the request for zoning amendments.

The project is to further include two public square areas and underground parking.

“Windmill Developments Inc. is committed to a target of 12% affordable housing units for the combined total of the private component of the project,” the planning justification report states.

A public meeting is set to take place during city council’s planning meeting next month, on Oct. 17. That meeting, to be held at city hall and streamed live at guelph.ca/live, is slated to begin at 6 p.m.

In order to speak to council during the open house, the deadline to register as a delegate or provide written comments is 10 a.m. on Oct. 13. 

Unregistered delegates will also be provided an opportunity to speak.
