Six semi-detached homes with additional units are on their way to Janefield Avenue, as two properties are divided into seven.
Council approved the plan, including lot size and reduced setback requirements, during a meeting Tuesday.
“I think it’s helpful to have these gentle density increases,” commented Coun. Rodrigo Goller.
Spruce Living Inc. intends to build six semi-detached units at 27 and 35 Janefield Ave., each with a separate dwelling unit in the basement, along with four separate detached 500-square-foot accessory units. One of the existing houses on the property will remain and an additional separate unit will be added to that property.
The 0.68-acre site is on the southwest corner of the Janefield Avenue/Mason Court intersection, just east of the Hanlon Expressway.
A rezoning of the property and some minor bylaw amendments are necessary for the proposal to move forward.
No one spoke out against the proposal during a public meeting, held Tuesday ahead of council’s vote on the matter. However, several area residents submitted written comments that raised concerns about the impact on local traffic and on-street parking, as well as the environmental impact.
During a presentation to council, city planner Eric Rempel noted the impact on traffic is expected to be minimal and doesn’t warrant a traffic study from the developer.
