Public meeting for planning applications
Guelph City Council will hold a public meeting in accordance with the Planning Act to consider the following planning and development applications. The meeting will take place:
Tuesday, April 8, 2025
4:00 p.m.
This is a hybrid City Council meeting that can be watched online at guelph.ca/live or in-person in the Council Chambers at Guelph City Hall, 1 Carden Street, Guelph, Ontario.
About the planning application(s)
132 Clair Road West (north of Poppy Drive – Block 2, Draft Plan of Subdivision 23T-15501) (File: OZS25-002) - Ward 6
The subject lands are located at the south-west corner of Clair Road West and Gosling Gardens.
Official Plan and Zoning By-law Amendments are proposed to facilitate the development of a 62 unit stacked townhouse development.
The subject lands are designated as “Commercial Mixed-Use Centre” in the Official Plan. The Commercial Mixed-Use Centre land use designation requires a minimum density of 100 units per hectare. The purpose of the Official Plan Amendment is to add a site-specific policy that would permit a stacked townhouse development with a minimum density of 60 units per hectare.
The subject lands are zoned “Site-specific Commercial Mixed-Use Centre with a Parking Adjustment and Holding Provisions” (CMUC -16 (PA)(H21)), according to Zoning By-law (2023)-20790, as amended. The purpose of the Zoning By-law Amendment application is to establish site-specific zoning regulations that would facilitate the proposed development.
City staff will be providing a recommendation to Council on these applications.
